Sunlight & Daylight Studies
Our environmental engineering group can produce a daylight, sunlight and overshadowing environmental impact assessment (EIA) or environmental statement (ES) to support the formal planning application on a small extension through to a large mixed use scheme.
A full set of calculations will be performed using the IES Virtual Environmental software, which is approved by the BRE, to follow the guidelines set out in the BRE ‘Site layout planning for daylight and sunlight: A guide to good practice.
The report will describe the relevant planning policies with respect to daylight, sunlight and overshadowing, the methods used to assess the impacts, the baseline conditions currently existing at the Site, the potential direct and indirect impacts of the Development (that the scheme layout and massing would have on itself and on existing buildings and amenity spaces in close proximity to the Site), the mitigation measures required to prevent, reduce or offset those impacts, and the residual impacts of the Development. Further technical information will be provided in Appendices.
